Overview
The Chequered Flag is a thriving community food pub which has recently been converted from a managed house to a Retail Agreement site. With strong food sales, an excellent location and available on our fresh new Retail Food Agreement. This is the perfect opportunity for experienced managers or assistant managers to combine their community know-how and passion for guests with a proven branded pub model. The pub has a large trading area, with 3 areas for dining and a section for drinking and sports with a large TV screen. Outside there is a children's playground, and to the front and side there is benches for some outside drinking and dining in warmer times. The pub benefits from a large car park for 40+ cars.
 
The Chequered Flag is trading with an average of £10,000 a week in sales and is a true destination food driven business with a 50/50 food to drink split. Meaning food quality and service is vital. The newly launched, improved Marston's food menu supports the 60 seater restaurant with bar and three large open fires, with additional seating outside to drive sales in the warmer months.

The new operator must have the experience to drive trade locally and visitors from outside the area and comfortable in dealing with a mutli-faceted business.
 
The Opportunity

Our Retail Food Agreement is perfect for people passionate about pubs and obsessed with serving great food and an unforgettable experience every time! With low ingoing costs, all the training and support you need to get you settled and raring to succeed and offering the opportunity to earn an unlimited share of sales and profit, backed up with a guaranteed annual retained sum to provide you with some peace of mind.

  • A guaranteed annual retained sum of £25,000.
  • A 20% share of weekly sales, excluding vat.
  • A bonus payment if your pub exceeds budget – 10% of your pubs total profit above budget, paid bi-annually.
  • Low ingoing costs, starting with just a £5,000 deposit, we will even pay for your legal fees. See ‘Things to consider’ for more information.
  • Accommodation provided, with most bills covered, except the council tax 
  • All of your stock, including food, and all associated consumables are supplied for free by Marston’s, although you will be responsible for managing it once it has been delivered.
  • Comprehensive induction training and ongoing support and training.
  • A dedicated area manager working with you to help you grow the business.
  • Access to our 450 strong-support teams whenever you need them – including Marketing, Recruitment and Food and Drink specialists.
  • All our Pub Partners get access to our FREE Learning, Development and Training platform Campus (a package worth over £300!).

 

 

Things to consider

In addition to the £5k security deposit required for this agreement, you will need to cover your own insurance (except building insurance, which we’ll cover). Also, you’ll want to start thinking about your team; taking care of paying them and all other employment matters.

Before we all sign the agreement and see you heading into a whole new life, you’ll just need to show us proof that you’ve had independent financial advice from an accountant and solicitor and have completed a sustainable business plan, in accordance with the Pubs Code. And, of course, obtain your personal licence (which we can help with) and complete your induction training.

It’s a five-year commitment, so you have loads of time to build the business and get it performing brilliantly but, if you do want to leave early, there’s always the option of six months’ notice with a ‘break’ clause in the contract.

I spent time with a ‘buddy’ manager from a nearby site – he was a great guy and really honest and talked to me about the culture of Marston’s as well as the day to day running of the business.

My Area Manager, Nigel was really supportive and if he didn’t have the answer he would pull on his network of experts to support.

Induction

Opening a new build pub

On the opening day there was so many people coming in but I wasn’t worried as I had every type of support there to help it run smoothly. The whole board came down for a meal at my pub, the CEO and the Managing Director are really nice people and down to earth too!
